: Vendor / Sellers A vendor advocate is approached by the seller to act
as an intermediary between the seller and the appointed Real Estate Agent. Part
of their role is to assist in the correct initial selection of an Estate Agent.
Also, to ensure that the fees and market expenses are fair and equitable to all
parties, that the agent keeps the vendor fully informed of all activity, to monitor
the agents performance and marketing and to assist in the final negotiation of
the sale. Fees charged for these services vary. In some cases the
commission earned by the Real Estate Agent is shared, therefore there is no extra
cost incurred. Other advocates may charge a set fee for this service. In Victoria
it is law that any agent must advise their client, in this case the vendor, that
all fees, selling and marketing expenses are negotiable.
